Do I need planning permission to replace my conservatory roof?

Accepted Answer

In the vast majority of cases, no. Swapping a translucent conservatory roof for a solid tiled roof is treated as an alteration to an existing structure rather than a new build — as long as the replacement doesn't exceed the height of your existing house roof or alter the original footprint, planning permission is rarely required. The exceptions: listed buildings, designated Conservation Areas, and properties whose Permitted Development rights have been removed or restricted. We check all of this as part of the initial site survey.

Do I need Building Regulations approval?

Accepted Answer

Yes — absolutely. Planning permission is about aesthetics, boundaries and neighbour impact; Building Regulations are about structural integrity, fire safety and thermal performance. Conservatories were exempt from Building Regulations only because of the 75% translucent roof, the independent heating and the separating doors. The moment you switch to a solid, insulated roof, that exemption is voided. A compliant warm roof must meet strict Building Control standards: thermal performance (typically 0.15–0.18 W/m²K under Part L), structural dead and live loads proving the existing frames and foundations can take the weight, the wind uplift and the snow loads (Part A), and fire safety and ventilation to prevent structural damp (Parts B and C). We manage the Building Control application and arrange the local authority or approved inspector sign-off on your behalf. On completion you receive an official Building Regulations Compliance Certificate — the document solicitors and mortgage lenders will ask for when you sell.

Why shouldn't I just insulate or 'wrap' the ceiling under my old roof?

Accepted Answer

Because it fails, expensively and invisibly. Budget ceiling kits, spray-foam and PVC cladding pinned under an old polycarbonate or glass roof trap warm household moisture against the cold outer skin — interstitial condensation. Water pools where you can't see it, rotting timber battens, rusting fixing screws and breeding black mould that ruins your indoor air quality. Glazing bars are engineered to carry only the weight of light polycarbonate or double glazing. Timber battens, insulation rolls and plasterboard overload them — causing roof sags, leaking seals and warped door frames. And clad-over jobs fail Building Regulations outright. An uncertified roof is flagged immediately by an RICS surveyor during a sale, regularly holding up transactions, causing lenders to withhold funds, or forcing sellers to discount tens of thousands of pounds. A genuine warm roof strips the old roof bars away entirely, installs a lightweight structural frame engineered for the exact spans, and is built to full Building Control standards.

Will my existing window and door frames support the weight of a tiled roof?

Accepted Answer

Yes — modern warm roof systems are engineered around ultra-lightweight components: high-tensile aluminium or engineered structural-timber frames, and high-grade composite synthetic slates or polymer tiles weighing a fraction of traditional clay or concrete. At the pre-installation survey we examine the vertical mullions, corner posts and existing ring beams. If extra load-bearing capacity is needed, structural corner posts or reinforcement tie-ins transfer the load safely straight down to the base walls.

Will the room become too dark inside?

Accepted Answer

A solid roof does change the light — the room feels like an integrated, cosy living-room extension rather than an outdoor sunroom. To keep the adjoining ground-floor rooms bright we offer flush-fitted glass roof panels exactly where you need the overhead light, opening skylights and roof windows for daylight and rapid warm-weather purge ventilation, and recessed LED downlights set into the plaster-skimmed ceiling.

How long does the installation take — and will my garden be a mess?

Accepted Answer

A typical warm roof conversion takes 3–5 working days. Day one: the old roof comes down, the new structural ring beam and frame go up, and the room is made fully watertight with a breathable membrane the same day. Then external battens, lightweight tiles, ridge caps, flashing and guttering; then the multi-layer insulation, vapour barriers and electrics; finally plasterboard, a smooth skim and trim details. All old materials and debris are cleared away and disposed of responsibly, leaving your space clean, dry and ready for decorating.
